Caveat Emptor
Caveat emptor is Latin for "Let the buyer beware".

There are a number of companies who seek to deprive you of your hard earned cash and unfortunately the sale of "vanity titles" brings these companies out in their droves. It would be impossible to caution would be purchasers of Manorial Lordships against all the confidence tricks but here are a few short tips.

Be aware of what it is you are purchasing

It is impossible to purchase any British Title!  [There is an argument that a Scottish Feudal Baron possesses a title but that is beyond the scope of this web site]. A Lordship of a Manor is not a title, it is an ancient and honourable office. When you purchase a Manor you gain the right to describe yourself as the holder of an ancient office and may describe yourself as Lord of the Manor of .....

A Manor is a unit of land and it still remains such whether it has any actual physical land attached to it or not. If the vendor attempts to sell you anything else, especially if it is a piece of paper purporting to be a "styled titled name and legend" which in reality is nothing more than a registered trade mark, walk away.

Take legal advice

Try to find a solicitor who has some knowledge of Manorial Law - you are purchasing a unit of land with no physical existence but it still requires a conveyancing trail just like any other piece of land. The Manorial Society of Great Britain is seen by some as being rather too closely tied to Manorial Auctioneers Ltd but nevertheless they remain perhaps one of the best sources of non legal advice.
